Gas Boiler in Barcelona: Servicing, Inspection, Costs, Scams

How often a gas boiler must be serviced in Catalonia, what OCU found a service costs, how to spot a fake gas inspection and when to replace it.

The short answer

Catalan consumer guidance says the gas installation must be reviewed every five years and a heating boiler serviced every two, without having to sign a maintenance contract. OCU found independent boiler services at about €66.55 to €145 in 2023, against plans from about €87 a year, and warns about unannounced visitors who ask for cash.

Someone rings the buzzer and says they are here for the gas inspection. They have a badge, they know your supplier's name and they would like to come in now. If your Spanish is limited, it is hard to tell whether this is the real five-year review, a sales visit for a maintenance contract or something worse, and a boiler you cannot do without in January makes you want to say yes. Here is what the rules say, what a boiler service costs and how to tell a real visit from a pressure sale. Two of the sources are older, so I give each one's date.

What do you have to do with a gas boiler in Catalonia?

A leaflet from the Diputació de Barcelona's consumer network, dated 2015, says the review of piped, butane and propane gas installations is compulsory every five years, and that the heating and hot water boiler must be serviced every two years, with no obligation to sign a maintenance contract. OCU, in November 2023, says the same two intervals: a boiler review every two years under the RITE thermal regulation and the gas installation every five. The leaflet is older than I would like, so check the current rules with your gas supplier or the Generalitat before acting on a deadline.

How do you tell a real gas inspection from a scam?

The leaflet gives the checks, and OCU repeats the main one:

  • Your supplier should tell you a few days ahead by letter or a notice in the building, with a free phone number to change the date.
  • For natural gas, the leaflet says the inspection fee is set by the administration and charged on your supply bill, so do not pay the inspecting company in cash or by card.
  • OCU advises being wary of anyone who arrives unannounced and asks for cash, because inspections are normally billed through your gas bill, and asking for an invoice every time.
  • For butane or propane, prices are free and not set by the administration, so compare quotes, and check that the company is registered in RASIC, the Catalan register of industrial safety agents.
  • A maintenance contract is optional, and the leaflet says not to sign anything you have not read. Ask for any document to be translated before you sign.

I did not find a current price for the five-year inspection, so look at the line on your gas bill rather than trusting a number from a visitor.

What does a boiler service cost?

OCU surveyed technicians in fourteen regions in 2023. Independent installers charged about €66.55 to €145 for the two-yearly review, averaging about €96.38. Company and manufacturer plans charge a yearly fee and add call-outs, labour and emergency help: basic plans start around €87 a year, plans that include replacement parts average about €175, and some manufacturer plans reach about €210. OCU's advice is to get several independent quotes, ask for an invoice every time and check whether a plan still covers parts once the boiler is over about 15 years old. Gas suppliers often exclude the five-year installation inspection from their plans, and manufacturers generally do not handle it at all.

These are 2023 survey prices, so confirm today's with a quote. You can compare a quote on our heating and boiler price page.

When does replacing the boiler make sense?

Habitissimo (updated September 2026) puts replacing a boiler at about €2,500 on average, from about €1,800 for a standard model to about €3,500 for a condensing one, with labour averaging about €510, a gas supply certificate around €135 and radiators about €200 each if they also need replacing. OCU's December 2023 press note priced a 25 kW condensing boiler at about €2,250 installed and about €308 a year to run. I did not find a rule that fixes an age for replacing one, but the plan-cover limit at around 15 years that OCU mentions is a sensible moment to compare the cost of repairs with a new boiler. Our guide to heating a cold flat compares the running costs of the alternatives.

Is there help to pay for a new one?

Not for another gas boiler, as far as I can see. Barcelona's home energy renovation grant of up to €6,000 per dwelling, described by 3Cat in February 2025 and updated in September 2025, excluded installing new fossil-fuel heat generators, and its works had to finish by 30 June 2026, which was also the application deadline. That call appears closed and I found no new one, so check with the city's housing consortium before you rely on aid. Our aerotermia guide covers the renewable route.

What about carbon monoxide?

A badly burning boiler or water heater is a classic source. The Murcia regional health department (2017) says boilers should have their carbon monoxide emissions tested every two years, and Selectra (October 2026), citing Protecció Civil, says a detector is not legally required but is recommended near fuel-burning appliances and bedrooms. Headache, dizziness and nausea in several people at once, especially when the heating is on, is a reason to get into fresh air and call 112.

What should you ask the technician?

  • Is this the two-year boiler review, the five-year gas inspection, or a sales visit?
  • What is the price, is VAT included and will I receive an invoice?
  • Which company are you from, are you registered in RASIC, and who asked you to come?
  • Am I being asked to sign a maintenance contract, and can I read it first?
  • If a part is faulty, will you give a written quote before any work?

Common questions

How often must a gas boiler be serviced in Spain?

Catalan consumer guidance says the heating boiler must be serviced every two years and the gas installation reviewed every five, and OCU's November 2023 article gives the same two intervals. You do not have to sign a maintenance contract.

How much does a boiler service cost in Barcelona?

OCU found independent technicians charging about €66.55 to €145 for the two-yearly review in 2023, averaging about €96.38, while company plans start from about €87 a year. Prices today may be higher, so get several quotes.

Do I have to sign a boiler maintenance contract?

No. The Diputació de Barcelona's consumer leaflet and OCU both say maintenance contracts are optional, so read any document before signing it and compare plans against paying for the two-yearly service on its own.

Is the gas inspection charged on my bill?

For natural gas, the Diputació leaflet says the fee is set by the administration and charged on your supply bill, and OCU advises being wary of anyone who asks for cash at the door. The leaflet dates from 2015, so confirm the current arrangement with your supplier.
